LEASE AGREEMENT FOR CORPORATE FURNITURE LEASING

THIS AGREEMENT is between CORPORATE FURNITURE LEASING (hereinafter referred to as "Lessor") and the client of this Agreement (hereinafter referred to as "Lessee").
Section 1. SERVICES/ITEMS PROVIDED: Lessor shall establish and maintain furniture, furnishings, and appliances as outlined herein.
Section 2. TERM: This Agreement commences on date herein and continues for the term listed. Upon expiration of initial term, this Agreement shall continue on a monthly basis until either Party provides the other with written 5 day notice of termination with Lessee to be invoiced thru end of current month.
Section 3. EARLY TERMINATION: Lessee may request pick up of furnishings earlier than end date, but payment for full lease term must be paid through contracted end date. A discount is not guaranteed for early pick up.
Section 4. PAYMENT: Lessee agrees to pay monthly rental amount, including sales tax and waiver fee. Said sum is payable plus applicable delivery fee in advance or on the date due.
Section 5. LATE PAYMENT: It is expressly agreed and understood by the Lessee that the due date of this contract is the 1st day of each month. Lessee agrees to pay five percent (5%) of the entire monthly payment as a late charge for each monthly payment which is not actually received in full by Lessor on or before the fifth (5th) day of the month. After any payment is past due for twenty days, Lessor reserves the right to repossess the furniture/electronics, etc. without notice.
Section 6. SERVICE/ITEM CHANGE REQUEST: The quantity and price of services/items may change from the original Agreement if the Lessee requests such changes in writing, agrees to pay a service fee (not to exceed the initial delivery fee stated above as long as renewing for minimum of 90 days), and Lessor agrees to changes. If change requires disposal of item(s), Lessee is responsible for replacement cost of item(s).
Section 7. LESSEE RESPONSIBILITIES: Lessee shall not remove any part of the rented property from the specific apartment or residence described above unless first obtaining written consent from Lessor. Lessor shall bear risk of damage or destruction of furniture described herein from whatsoever cause or source, except for damage resulting from the intentional or willful act of Lessee. Normal wear is accepted.
Section 8. ASSIGNMENT: This Agreement is not assignable by Lessee without the prior written consent of Lessor.
Section 9. HOLD HARMLESS: Lessee agrees to indemnify and to hold harmless Lessor from any claims of any persons whatsoever to the damages to their personal property arising out of the location, condition, or use of said property while said property is in possession of Lessee.
Section 10. RIGHT OF POSSESSION: Upon failure of Lessee to comply with the terms hereto, Lessor may enter the premises where rental property is located, retake possession of the same and Lessee shall bear the cost of any damages and expenses resulting there from, including reasonable attorney's fees.
Section 11. RIGHT OF INSPECTION: Lessor shall have the privilege of inspecting the leased furniture at all reasonable times. In the event that in the reasonable judgement of Lessor that the leased furniture is being abused, Lessor may elect to terminate this lease and take possession of the furniture forthwith. Such termination shall create no right of
Lessee to a refund of prepaid rent, if any, nor shall it extinguish Lessor's right to compensation for damage or unpaid rental.
Section 12. ENTIRE AGREEMENT: The entire Agreement of the Parties has been reduced to writing and is contained in this Agreement. Any additions to or deletions from the Agreement contained herein shall likewise be in writing and signed by both Parties.
Section 13. CANCELLATION BEFORE DELIVERY: If Lessee cancels delivery after agreeing to these terms, Lessee understands a cancellation fee will apply.
